First, check if your agency is an active partner with Flexicom. You can then request to open an account via our website or by phone. Once your account is active, you can submit a valid request for a transaction advance through our website.
What do the security deposit fees cover?
The security deposit fees cover the period between the notary’s signature and the payment deposit to your agency. This grace period is set at 30 days. If the amount is deposited before the thirtieth day, the balance, calculated at the rate specified in the contract, will be refunded to the broker.
What documents are required to submit a commission advance request?
The following documents are needed: signed and accepted purchase agreement , proof of mortgage financing approval or proof of funds (if paid in cash), MLS sheet for the sold property, sales report (including the commission amount, notary date, etc.) and any document related to the sale price or notary date if they differ from the purchase agreement.
How long does it take to process my request?
Flexicom processes requests within a maximum of 24 hours. Payments are made to your agency within 48 hours.
What is the maximum amount I can request?
The maximum amount is $25,000 per transaction, with a total limit of $75,000 per realtor, depending on the province.
What fees are included in the calculation of the total?
The total includes three types of fees: administrative fees, interest fees, and the security deposit.
Does the purchase agreement need to go through the notary before making a request?
No, the purchase agreement must be signed and accepted but does not need to have passed through the notary.
Where are the funds deposited?
The funds are deposited into your agency’s account. The agency is responsible for transferring the amount to you and receives the reimbursement from the notary. Agencies may take up to 24 hours to process the transfer. We recommend asking your agency about their transfer timelines.
Can I repay the advance before the scheduled date?
Yes, you can repay the advance early without penalties. The security deposit fees will be fully reimbursed to you. However, as this is a contractual agreement, the interest fees will remain the same.
What happens if the notary payment exceeds the agreed-upon deadline?
Additional interest fees will be applied, calculated at the same rate specified in the contract.
